What Usually Goes Wrong

A South Florida system runs close to year round in heat and humidity, with salt in the air near the coast. These are the failures we see week after week.

It runs but doesn't cool

Air moves, the unit is on, the house never gets comfortable. Usually low refrigerant from a leak, a dirty condenser, or a compressor losing capacity.

Warm air from the vents

Often a frozen evaporator coil, a refrigerant leak, or a failed compressor. Turning it off for a few hours can thaw a frozen coil, but it will come back.

Water around the air handler

A clogged condensate drain line. In Florida humidity this backs up quickly and damages drywall, flooring and ceilings — worth calling about the same day.

It won't start at all

Frequently a failed capacitor or contactor, a tripped breaker, or a float switch that has shut the system down because the drain is blocked.

Grinding, rattling or squealing

A mechanical part is failing — a blower motor bearing, a loose blower wheel, a fan blade. Caught early this is a repair rather than a replacement.

Short cycling

Turning on and off every few minutes. It wears out the compressor, never removes humidity, and often points to a system that was oversized for the space.

Usually worth repairing

  • The system is under roughly ten years old
  • One failed part — capacitor, contactor, motor, board
  • A clogged drain line or a dirty coil
  • The rest of the system is in sound condition
  • It has not needed repeated repairs recently

Worth pricing a replacement

  • Past twelve to fifteen years of Florida service
  • A failing compressor — the most expensive part

Almost every emergency we get called to was visible months earlier — a capacitor reading low, a drain line starting to clog, a coil packed with dirt making the compressor work harder than it should. A tune-up is an hour that catches those.

Often, yes. We are open Monday through Saturday 8:00am to 7:00pm and Sunday 8:00am to 5:00pm, and we hold room in the schedule for systems that are down. The earlier in the day you call, the better the odds. We are not a 24-hour company — if you call at midnight we will reach you first thing in the morning rather than pretending otherwise.

Three things, and they cost you nothing. Check that the thermostat is set to cool and the batteries are good. Check the air filter — a filter packed solid will freeze a coil and stop the cooling entirely. And check the breaker, plus the float switch near the air handler, which shuts the system off on purpose when the drain line is blocked. If all three look fine, it needs gauges on it, and that is the call to make.

A sealed system does not consume refrigerant. If it is low, it is leaking. Adding more will cool the house for a while and then you are back where you started, minus the cost of the refrigerant. We would rather find the leak and tell you honestly whether it is worth repairing — sometimes it is a fitting and it is a straightforward fix, sometimes it is the coil and that changes the math.

Yes, and that is most of what we do. We repair all major brands whoever installed them. You do not need to track down the original contractor.

Not unless the repair genuinely does not make sense. If it is a capacitor on an eight-year-old unit, we replace the capacitor. When a system really is at the end — a failed compressor on a fifteen-year-old unit, say — we will tell you what the repair costs and what a replacement costs and let you choose. Both numbers, then your decision.

It depends entirely on what failed, and any company quoting a repair price over the phone without seeing the system is guessing. What we can promise is the order of events: we diagnose it, we tell you the price, you approve it, and only then does the work start. Nothing appears on the invoice that you did not agree to first.
