No annual contract, no membership, nothing to cancel later. Call when you want the system looked at and we will come out and look at it. Most homes here do well with one visit a year; if you are near the water or running a commercial system, twice is better.
The Visit
What a Tune-Up Actually Includes
Not a walk-around and a sticker. A technician puts hands and instruments on the system and checks the things that fail here — which, in a humid coastal climate, is a fairly predictable list.
- Condenser and evaporator coils cleaned
- Condensate drain line cleared and flushed
- Capacitor and contactor tested under load
- Refrigerant pressures read and charge verified
- Airflow and temperature split measured
- Electrical connections tightened and inspected
- Blower and motor checked for wear and noise
- Thermostat operation confirmed

Most manufacturer warranties require documented annual maintenance. Skip it for years and a 10-year parts warranty can turn out to be worth nothing at exactly the moment you need it.
It prevents the July phone call
Systems fail under load, which means they fail on the hottest day, when every company in Miami is booked. A capacitor caught in March is a small thing. In July it is a hot house and a wait.
It stops water damage
A blocked condensate line is the most common call we get, and the most avoidable. Left alone in Florida humidity it backs up into ceilings and floors — a drywall repair costs far more than the visit.
It shows up on the power bill
Dirty coils make the compressor work harder for the same cooling. Clean equipment runs less to reach the same temperature, and in a climate where the AC runs most of the year that adds up.
